Starting July 1, 2025, Florida’s new HB 913 gives condo associations greater flexibility in meeting reserve requirements. Associations can now use loans or lines of credit instead of collecting large upfront reserve payments. The law also allows temporary pauses on reserve contributions to prioritize urgent structural repairs, expands board authority, and introduces new record-keeping and education rules.
